Covenants

You're part of an exclusive club - the Ashton Park Homeowners Association.
We are all governed by and subject to the rules of the Declaration of Covenants, Conditions, and Restrictions or CC&R - attached.

Rentals are prohibited for any home that was not already a rental as of December 4, 2012. This applies to properties that transferred ownership after 12/4/12 as well.
Properties that were rentals prior to December 4, 2012, are grandfathered. Grandfather status cannot be transferred. If the owner moves back into the property or a family member moves in after a renter and/or lessee, then the grandfather status expires.
If you are one of those with grandfather status, remember that each time your tenants change there are documents that must be completed. Same goes for when you change property management services. There are fines associated with failing to adhere to this requirement.
For those that do not meet the grandfather status, the CC&Rs do have certain criteria under which the Board can approve a property to be a rental for no longer than a 24-month period. Please see Rental Guidelines document on this page. Contact the property manager if you have any questions.
